A new residential anchor for the Ivy District

As Pearland experienced rapid growth along the SH-288 corridor, developers envisioned a new kind of district, one designed to bring residential living and everyday amenities into a single, connected environment. Ivy Lofts was developed as the residential anchor within the Ivy District, introducing modern apartment living integrated with walkable retail and shopping spaces that place dining, services, and entertainment just steps from home.

The development, located in the Lower Kirby area of Pearland, plays a key role in activating the district and shaping Pearland's continued growth. Ivy Lofts has helped create a vibrant destination where residents can live, shop, and gather, strengthening the sense of community while supporting the area's expanding commercial activity.

The broader development spans approximately 50 acres and has evolved over several years into a modern, mixed-use destination featuring multifamily units, retail and office spaces, along with public amenities. Ivy District Lofts represents the first vertical residential phase of the development, delivering approximately 335 multifamily units with integrated ground-floor retail and structured parking. Construction activities began in 2020, with the project reaching completion and opening in 2024.

Integrated geotechnical & CMT on Gulf Coast soils

ATL provided detailed geotechnical evaluation and engineering as well as continuous construction materials testing for the multi-story construction project. Constructed in soft, compressible Gulf Coast clays with high groundwater conditions, the project balanced cost efficiency with structural stability and long-term performance.
